Here we brought a new 41×45 3 Bedroom House Plan for you. It means the total area is 1845 sq. feet (206 guz).
This plan is made by our expert civil engineers by considering ventilation and all privacy.
In this 41×45 3bhk duplex house plan, we took outer walls of 9 inch and inner walls are 4 inches. All the sides are covered by other properties, and there is only a west-facing road.
When you start from the main gate, there is a parking area which is 12’×15’10” feet. From the north side 2’11” feet space is left for ventilation purpose, in the right side of parking 5’11” feet space is left.
And on the left side of parking 9’9” feet space is left, we can use it for the small garden.
Main Entry:
When we enter the main door there is a verandah, then we enter our living-cum-dining area.
Living-Cum-Dining Area:
In this 41×51 duplex house, The main door is 4’x7′ feet. We can increase or decrease the size of the door according to our needs. The inner size of living-cum-dining area is 12’10”x19’9” feet.
The living-cum-dining area has three windows. We can increase or decrease the sizes of windows by our requirements. On the left side of the living area, there is a common W.C. bath.
Common W.C. Bath:
The size of the common W.C. bath is 6’8” X4’ feet. On the left side of the living room, there is the guest room.
Guest Room:
The size of the guest room is 10’x12’feet, it has an attached toilet of size 6’8” X4’feet. The guest room has two windows of 5’x4′feet. We can increase or decrease the sizes of windows by our requirements. On the left side of the dining area, there is the bedroom.
Bedroom:
In this 41×45 3 Bedroom House Plan (Duplex House Plan), the size of the bedroom is 10’X12’5” feet. The bedroom has two windows of different sizes; we can increase or decrease the sizes of windows by our requirements.

Master Bedroom:
In this 41×45 3 Bedroom House Plan (Duplex House Plan), at the South West corner of the house, there is a Master Bedroom. The size of the master bedroom is 12′10″x13′ feet. The master bedroom has two windows we can increase or decrease the sizes of windows by our requirements. There is an attached W.C. bath of size 4’5” X7’feet and also the dressing area of size 4’5”x3’8” feet, to the master bedroom. And on the right side of the living area, there is the staircase.
Staircase:
These stairs are also called a U-shaped or C-shaped staircase. The area of the staircase is 8’5”x11’feet. In this plan, each step consists of a 10-inch tread and a 7-inch riser. The tread is the flat part you step on and the riser is the vertical part between each tread.
Kitchen:
In this 41×45 3 Bedroom House Plan (Duplex House Plan) in the southeast corner of the house, there is the kitchen of size 10’x8’4” feet. There is another door in the kitchen towards the wash area. At the backside (south side) of the kitchen, there is space left of 2’6” feet. The kitchen has two windows. We can increase or decrease the sizes and the number of windows by our requirements.
