This plan is made by our expert civil engineers by considering ventilation and all privacy. Here we have given detailed information about the plan. In this house plan, we took size 35×38 feet.
But, if your plot size is 35×40 or near about it, you can use this house plan for your dream house. This 35*40 house design is also the best duplex house design with floor plan.
35×40 house plan:
- Total area: 1330 sq. feet (149guz)
- Outer walls: 9 inches
- Inner walls: 4 inches
Starting from the main gate, there is a parking area that is 13’5”×14’3” feet. In the left side of the parking area, there is the staircase. Also, see this 30×50 house plan west facing 2bhk.
Stair Case:
The total area covered by the staircase is 6’x13’ feet. These are also called Dog Legged staircases. The dog-legged staircase is the most economical staircase.
In this plan, each step consists of a 10-inch tread and a 7-inch riser. The tread is the flat part you step on and the riser is the vertical part between each tread.
Main Entry:
There is a verandah, and then we enter in our living-cum-dining.
Living-cum-Dining:
In this 35×40 2 bedroom house plan, The main door of the living-cum-dining is 4’x7′ feet. The inner size of a living-cum-dining is 17’10”x12’ feet.
It has three windows. We can change the size of windows as per our requirements. The left side of living-cum-dining there is common w.c bath.
Common W.C Bath:
Common w.c bath size is 7’x4’6” feet. In the backside of it, there is an open duct for ventilation purpose. The left side of living-cum-dining, front of the common w.c bath there is the bedroom.
Bedroom:

The size of the bedroom is 13’X11’3” feet. The bedroom has one window. The backside of common w.c bath in the left side corner of the house there is the master bedroom.
Master Bedroom:
In this 35×40 house plan, There is Master Bedroom size is 13’X13’9” feet. The master bedroom has one window. There is an attached toilet bathroom to the master bedroom which is of 4’6”x7’7” feet.
And the master bedroom has another door in the backside of the bedroom towards the balcony. The right side of the master bedroom there is a kitchen.
Kitchen:
The size of the kitchen is 11’x9’7” feet. The kitchen has another door towards the wash area. And it has one window.
