Here we brought a new 30×40 4BHK house plan with the north-facing road for you. This plan is made by our expert civil engineers by considering ventilation and all privacy. Here we have given detailed information about the plan.
- Total area: 1200 sq. feet (146 guz)
- Outer walls: 9 inches
- Inner walls: 4 inches
Starting from the main gate, there is a verandah, and left side of the verandah there is the staircase.
Stair Case:
The total area covered by the staircase is 6’2”x10’6” feet. These are also called Dog Legged staircases.
The dog-legged staircase is the most economical staircase. In this plan, each step consists of a 10-inch tread and a 7-inch riser. The tread is the flat part you step on and the riser is the vertical part between each tread.
Living Room:
In our 30×40 House Plan. The main door of the living room is 5’x7′ feet. The size of the living room is 14’10”x10’ feet.
It has one window and another door from the west side towards the gallery. The size of the gallery is 3’x9’2” feet. We can change the size of the window as per our requirement. On the front side of the living room on the right side, there is bedroom 1.
Bedroom 1:
The size of bedroom 1 is 12’x9’ feet. It has two windows. On the left side of the living room, there is bedroom 2.
Bedroom 2:
The size of bedroom 2 is 10’x10’7” feet. It has one window. On the backside of bedroom 2, there is a common w.c bath area.

Common W.C. Bath Area:
W.C size is 4’x4’ feet and the bathroom size is 7’7” X4’ feet. There is an open duct in the backside of w.c for ventilation purposes. On the right side of the common w.c bath area, there is bedroom 3.
Bedroom 3:
The size of bedroom 3 is 11’6×8’6” feet. It has one window. On the backside of bedroom 3, there is a master bedroom.
Master Bedroom:
In the southwest corner of the house, there is a master bedroom. The size of the Master Bedroom is 12’X10’ feet. It has one window.
There is an attached toilet bathroom to the master bedroom which is 4’6”x6’ feet, in the west side open duct is given for ventilation purposes. On the left side of the master bedroom, there is a kitchen.
Kitchen:
30×40 House Plan in the South-East corner of the house. There is a kitchen of size 11’4”x8’6” feet. There is another door in the kitchen towards the wash area. The kitchen has one window.
